Why maintenance pays off in Houston
Houston-area homes are tough on appliances. Summer heat makes refrigerators and freezers run longer. Humidity breeds odor and mildew in front-load washers. Hard water leaves scale in dishwashers, ice makers and washers. And lint builds up in long dryer vent runs, which is a performance problem and a fire risk. A little attention on a regular schedule helps appliances run more efficiently, cuts the chance of a surprise failure, and gives you time to plan if something is near the end of its life.

Your DIY maintenance calendar
Plenty of maintenance is easy to do yourself. Here is a simple schedule for a Houston-area home:
Every load or every use
- Clean the dryer lint screen.
- Leave the front-load washer door and detergent drawer open to dry.
Monthly
- Clean the dishwasher filter and check the spray arms for clogged holes.
- Run the washer's tub-clean cycle and wipe the door gasket.
- Check the refrigerator and freezer temperatures: 40°F or below in the fridge and 0°F in the freezer, as recommended by the FDA.
- Top up dishwasher rinse aid.
Every 3 to 6 months
- Clean the washer pump filter, if your model has one.
- Wash the dryer lint screen with warm soapy water.
- Replace the refrigerator water filter per the manufacturer's schedule.
- Run a dishwasher cleaner or descaling cycle.
Once or twice a year
- Vacuum the refrigerator condenser coils (more often with pets). Unplug the fridge first.
- Check the whole dryer vent run and the outside flap; have long or roof-routed vents cleaned.
- Inspect washer fill hoses and replace any that are cracked, bulging or old.
- Check that ranges are secured with an anti-tip bracket.
- Before hurricane season, think about surge protection and know how to switch off appliances during outages.
Good times to schedule maintenance
- Before summer, when refrigerators and garage freezers are about to work their hardest.
- After moving into a home, especially a resale home where you don't know the appliance history.
- Before hosting holidays, when the oven and fridge are about to be pushed.
- After a major storm or outage, if anything has seemed off since the power returned.
